Carriage Park

Carriage Park is a smoke-free, gated, luxury condominium community located in East Viera near the Suntree Line.  We are just North of Melbourne, in Brevard County, Florida,  one of the fastest growing areas within the state.  Our concrete buildings were constructed in 2000-2003.  They include 116 units with an attached single car garage and driveway.  Units vary from 1st or 2nd floor, 2-3 bedrooms, lake view or preserve view and other features.

Carriage Park Condo Association

Monthly association dues are paid through direct withdrawal. Dues cover professional management, exterior insurance, maintenance for our gated entry, wall, fencing, building exterior paint, exterior pest control, power washing, roofs, gutters, landscaping, grass cutting, fertilization, irrigation, paving, community pool area, guest parking, common areas, reserve accounts and other community needs.

Hampton Park Facilities Association

Hampton Park CAM

Carriage Park residents also belong to the Hampton Park Facilities Association. This is NOT Hampton Park Lakeside Town Homes Homeowners Association.   This is the association established to manage and maintain shared property between the two communities such as the lake, lighted fountain, front entrance landscape, common grass abutting areas, etc.


All questions should be directed to Omega Community Management, Inc.  They are the contracted management company for all the associations and they coordinate all management and financial needs.

Speed Limit

Residents, guests, children, service providers, and pets are often out and about walking throughout our community enjoying the warm weather of Florida.  Please drive carefully.  Watch for pedestrians.  Obey all traffic signs.

Parking

There is a 48 hour parking limit in our guest parking areas.  Please park appropriately.  Emergency vehicles, utility and service providers may need to park along grass areas to service units.  Visitors should park in marked 48 hour parking areas   Please do not leave unattended vehicles parked inappropriately.

No Soliciting

Carriage Park is a gated community with "No Soliciting" posted at the entrance of the community.  Please respect this posting and Florida law regarding solicitations.
